Salary:  step on salary schedule will be determined by experience (minimum $55,474)

-     Directly supervise and responsible for maintenance department employees district-wide that care for buildings and grounds (21 full time and part time seasonal employees)

-    Responsible for hiring process, interviews and recommendations for hire of maintenance employees

-    Responsible for orientation, transfer, evaluation, discipline and recommendations for dismissal of maintenance employees

-    Responsible for maintenance employee payroll and attendance monitoring

-    Train, motivate and develop team members to support and accomplish department and district goals

-    Develop and implement programs to continuously improve costs, quality and service

-    Plan and provide staff development for all maintenance employees including safety, Right to Know, Blood Born Pathogens

-    Maintain project management software to track work orders and projects

-    Assign daily work orders to maintenance, grounds, and delivery staff

-    Determine, implement and monitor work load scheduling  and recommends appropriate, cost effective staffing ratios

-    Knowledge of maintenance union contract, collaborates with union as needed a and actively participate in union contract negotiations

-    Participate in the preparation and management of line item budgets as related to operation and maintenance of plant facilities

-    Allocates, monitors and adjusts budget appropriately for all maintenance purchases

-    Determines maintenance products to be used in all buildings, provides training on use

-    Selects and oversees contractors and negotiates pricing per district, state & federal regulations for snow removal and mowing

-    Provides cost-benefit analysis for maintenance department as requested

-    Coordinates district projects with LOSST and PPEL Project Leaders to ensure appropriate communication

-    Provides training and ensures compliance with OSHA & EPA regulations

-    Establish procedures for equipment maintenance, repairs and replacement schedule

-    Prepares bids/quotes for all equipment purchases and approve purchase orders as required

-    Conduct periodic visits to all district buildings

-      Conducts annual & probationary performance evaluations for all maintenance employees.  Develops performance improvement plans as   needed           

-    Develops specifications for and oversees purchase of fleet vehicles and maintenance equipment including fleet management software

-    Develops specifications for equipment purchases and major HVAC projects

-    Assist PPEL and LOSST Project Leaders in project planning, bidding and implementation

-    Responsible for tracking and administering inspections for elevator, fire, boiler and backflow inspections

-    Assist in overseeing life safety repairs and upgrades

-    Ensure staff have appropriate licensure as required for electrical, plumbing, HVAC, and pesticide applicators

-    Responsible for compliance with all state, federal and local building codes

-    Maintains confidentiality and exercises discretion when working with confidential information

-    Serves as after hours contact person for emergencies

 

     

 

Minimum Qualifications:  (necessary qualifications to gain entry into the job not preferred or desirable qualifications)

 

·    High School graduate with additional training in trade school or college engineering or related field

·    Experience in HVAC mechanical and controls, additional experience in geothermal applications

·    Familiarity with terminology of building trade crafts

·    Experience working with unions

·    Experience with basic computer applications including Microsoft Office, email, spread sheets, etc.

The noise level in the work environment is usually quiet.  The position requires the commitment of professional working hours that may require the employee to extend beyond a typical 7:30 a.m. to 3:30 p.m. workday.  The employee will frequently work in different areas of the classroom including in/at desks, on or near the floor, standing, in movement while supervising indoor and outdoor activities, etc. The employee will usually work in indoor temperatures but will work outdoors or when supervising students outside of the classroom.
