VACANCY:    The Valley View School District is seeking individuals to fill 2 (two) full-time positions of District/Building Maintenance Repair People for the 2012/2013 school year. 
 
REPORTS TO:  Director of Building Operations and District Lead Workman
 
SUPERVISES:   Maintenance Summer Helpers and/or Task-Force Personnel.
 
JOB SUMMARY: Performs functions including a variety of general maintenance, grounds, carpentry, electrical, masonry, plumbing, welding and fabricating duties in support of District-wide operations.
 
ESSENTIAL FUNCTIONS:
Performs carpentry duties such as, but not limited to:
o   Repair and/or replace of door closures
o   Installation of gym equipment
o   Building press boxes and bleacher repairs
o   Installation of all exterior and interior doors
o   Repair desk/chairs, door/cabinets and basic drywall
o   Cutting all windows, but installing only when breakage is extensive (3 or more)
o   Replacement of ceiling tiles
o   Installation of floor tiles or replacement when job is of significant portions
o   Installation of gutters
o   Room additions and repair or replacement of roofing.

Performs electrical duties such as, but not limited to:
o   Change ballasts, replace duplex receptacles, replace toggle switches, lamp holders and lights and covers
o   Installation of all outside bells and fire horns
o   Installation of fire alarm systems in district buildings and Fire Departments
o   Installation of motors on fans on all rooftop units
o   Installation of all corridor lighting – 227 & 110 voltage in buildings as needed
o   Installation and/or replacement of hot water heaters and elements in same as needed
o   Repair and/or replace hand dryers in washrooms
o   Installation of air conditioner units
o   Repair and/or installation of kitchen equipment.

Performs masonry duties such as, but not limited to:
o   Knocking out walls for various renovations
o   Repairing concrete floors.

Performs plumbing duties such as, but not limited to:
o   Installation of urinals, lavatories, sinks, etc.
o   Installing and replacing all types of valves
o   Installation and replacement of plastic piping
o   Cutting and sweating copper tubing
o   Change/flush valves, rod out toilets, change seats and faucets
o   Repair and/or installation of kitchen equipment
o   Installation of sump pumps and overhead sewers. 
  
Performs ground duties such as, but not limited to:
o   Scheduled garbage pick-up
o   Monitor weeds around buildings
o   Knowledge of back hoe, large lawn equipment
o   Snow plow and salting
o   Small engine repairs
o   Knowledge of landscaping and restoration repairs.


Performs any and all welding work and repair as needed. 
Performs general maintenance duties such as, but not limited to:
o   Checking all motors and fans; clean and oil all motorized units
o   Adjusting belts and replacing belts as needed
o   Any and all other miscellaneous general maintenance work as assigned.


The building maintenance repair person is also responsible for performing general housekeeping and cleaning duties such as, but not limited to:
o   Spot sweeping and mopping cafeteria/kitchen floors
o   Spot shampooing/vacuuming
o   Cleaning/Maintaining equipment
o   Painting
o   Snow removal from doors, entryways and any other sidewalks assigned per building
o   Set-up and take down lunchroom – lowering/raising lunch tables, remove disposable lunch trays/other debris to the dumpster and mop lunch floor area after lunch is complete.


Performs general functions such as purchasing, inventories of parts, building and equipment inspection for safety and health issues. 
Controls and shuts-off valve maintenance shut down in case of emergency. 
Assesses and reports problems and building needs with appropriate supervisory personnel. 
Responsible for responding to all emergencies after hours both during the week and on weekends.  These emergencies  may include, but are not limited to, maintenance, security or fire alarm problems. 
When necessary, other specific duties may be assigned that are in line with job classification.
 
QUALIFICATIONS:

  • Ability to work cooperatively with others, take direction from appropriate supervisors.
  • Working knowledge and ability to conduct maintenance repairs in areas of electricity, plumbing, heating and air conditioning, and carpentry.
  • Good health and character – Physical and Negative TB test required.
  • Familiar with the use and safety precautions to follow in the use of power tools
  • Must be able to work an eight-hour shift, also being available for overtime work when necessary and/or flexible in work hours.  Involves night work due to mechanical failures, vandalism, snow removal, or related school activities.
  • Must serve as a role model for all students and perform their duties to create an environment that is conducive to providing students an enhanced and engaged learning opportunity.


WORK ENVIRONMENT AND PHYSICAL ACTIVITY:  The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.  Work is performed inside and outside; with the outside environment including exposure to inclement weather, heat and humidity.  Must be able to lift and move objects up to 40 pounds consistently with heavier weight necessary at times.  Ability to climb in overhead structures (no fear of heights), to work beneath machines and in close quarters performing analysis and repair work; stand for long periods and they need physical strength and stamina.


TERMS OF EMPLOYMENT:  Salary is in accordance with the Supportive Staff salary schedule. The work year for this position is 251 days.  The normal work week will be early hours, however duties could involve occasional night work due to mechanical failure, vandalism, snow removal or related school activities. 
 
EVALUATION: Performance of this job will be evaluated in accordance with the collective bargaining agreement between the Valley View Council and the Board of Education.
