POSITION SUMMARY:
This position
is responsible for directing, managing and supervising the work
performed by members of the maintenance department. Coordinate
repair and maintenance requirements for 26 facilities. Identify
repair/maintenance needs, solicit quotes, assign and direct the
work of outside contractors/vendors as determined.
PRIMARY JOB
FUNCTIONS:
1.
Assign, monitor and review work
assignments and performance of maintenance personnel and building
staff.
2.
Develop, implement and evaluate a
schedule for preventive maintenance and repair needs for all
District facilities and departmental equipment. Identify facility
assets and assign responsibility for the maintenance of these
assets.
3.
Assist in the prioritization,
evaluation, review and refinement of the District's long range
facility improvement, repair and replacement plan.
4.
Oversee the Districts computerized
maintenance management system (School Dude) to ensure work
requests are prioritized, categorized, evaluated and
maintained.
5.
Monitor Building Automation Systems
(Siemans and UHL) and coordinate orientation and training for
building staff in the proper operation of the systems.
6.
Manage District lock system consisting
of Best key systems and WinDSX card access system.
7.
Work with architects, engineers,
contractors and consultants to develop facility projects, plans,
specifications and bid documents for capital improvement
projects.
8.
Solicit quotes, schedule work,
coordinate with contractors and communicate with staff regarding
repairs to building systems.
9.
Assist in budget development, monitor
and approve expenditures for operations, capital projects and the
alternative facility levy.
10.
Provide detailed list and written reports regarding
projects, repair needs, budget needs, issues and concerns with a
comprehensive plan of resolution.
11.
Provide insight and recommendations for developing
preventive and predictive maintenance project needs and equipment
replacement.
12.
Investigate mechanical, electrical and structural failures
of buildings, equipment and fixtures. Analyze for needed repair,
replacement and implement corrective action.
13.
Regularly inspect all District properties to assure they
are operating properly, efficiently, safely and within guidelines
established by state and municipal codes and District
procedures.
14.
Ensure safety, cost effectiveness, stakeholder
satisfaction, district policy and long term impacts are reflected
in all facility decisions.
15.
Foster an attitude of support and customer service for all
activities and demonstrates an appreciation of diversity in all
interactions and job functions.
16.
Perform other duties and assume other responsibilities as
assigned.
JOB SPECIFICATIONS
(EDUCATION, LICENSE, EXPERIENCE, KNOWLEDGE, SKILLS, AND
ABILITIES):
Required:
Required:
1.
Degree/Certification from an accredited
college, university or technical school or equivalent
experience.
2.
Minimum 7 years job related experience,
to include supervision, training and motivation of personnel and
facility maintenance/repair methods and practices in areas such
as carpentry, masonry, roofing systems, HVAC systems, plumbing
and electrical maintenance.
3.
Successful project management experience
managing projects from concept to completion including design
development, specification development, budget development and
management, bidding, punch list and project commissioning.
4.
Excellent communication skills, both
written and verbal to communicate effectively with a wide variety
of groups and individuals including teachers, principals,
administrative staff, contractors, vendors, employees,
enforcement agencies and municipalities.
5.
Proficient computation skills for
determining a variety of formulas including dilution rates, CFM
factors, budget development, estimating, monitoring and
forecasting.
6.
Ability to multi-task and meet deadlines
on various diverse projects.
7.
Possess strong interpersonal and
collaboration skills, able to conduct large group meetings.
8.
Strong research and information
gathering techniques.
9.
Ability to provide results in an
understandable and cohesive manner.
10.
Excellent foresight in developing a prioritized predictive
replacement/repair plan and identifying preventive maintenance
needs.
11.
Proficient in computer applications including
Word, Outlook, Excel, and Power Point
12.

Desired:
-
State of Minnesota, Operating Engineers license with a level
applicable for this position. Other certifications/licenses
that will benefit the proper management and upkeep of
facilities.
