Job Goal:   Serves as a skilled journeyman in the installation, maintenance, repair, adjustment, monitoring, and operation of all District building mechanical systems and controls systems. Assists in their maintenance and repair including swimming pools, electrical, plumbing systems, carpentry and other related building items.

Job Qualifications:  

1.      Ten years of experience in building and plant maintenance work, which must include Master HVACR and other building trades (electrical, plumbing, general carpentry).

2.      Demonstrated ability to read and use blue prints for all new, renovation, and repair of building systems.

3.      Must have working knowledge of repair and operation of all building systems, e.g. chillers, boilers, burners, and related mechanical or controls equipment.

4.      Possess a stable work history, strong work ethic, positive attitude, and good interpersonal skills.

5.      Demonstrated ability to troubleshoot, coordinate, use good judgment, work independently and as part of a team and follow through on assigned tasks.

6.      Demonstrated ability to lead and direct major and complex maintenance projects.

7.      Able to perform physical activities such as daily motion activity, frequent lifting, carrying, pushing, pulling, climbing, and extensive hand coordination and movements.

8.      Individual will be subjected to working in closed spaces, in crawl spaces, heights, and in a dust-laden atmosphere of cold winter or hot summer.

9.      Must have a current driver's license; is able to operate any assigned District vehicle.

Essential Functions:  

1.      Analyzes blue prints, design specifications, and manufacturer's recommendations to ascertain the configuration of building systems components to ensure proper installation and function.

2.      Examines and repairs valves and mechanical control device parts.

3.      Tests, calibrates, and adjusts sensing equipment and control devices to insure the efficient operation of building controls system.

4.      Assures efficient HVAC operations by detecting and correcting system deviations.

5.      Operates and maintains all building systems in accordance to specifications.

6.      Performs routine preventive and general maintenance of all mechanical systems.

7.      Diagnoses, records and reports all building system malfunction, faults, deficiencies, and other unusual occurrences, as well as the time and material expended on work orders.

8.      Performs and assists with any duties associated with building or pool spaces and participates in any repairs and maintenance as directed.

9.      Performs regular inspections of all building systems, and generates work orders to address all deficiencies in need of correction.

10.    Assists with training employees in their duties and responsibilities to maximize effectiveness while meeting standards.

11.    Complies with all applicable safety standards, Board and Departmental policies.

12.    Completes special or cyclical projects and additional tasks that reflect the nature of actual work assignment.

13.    Completes special projects and other related duties as assigned by Facilities Department.
